Price cuts are hitting fresh listings almost as often as stale ones

A balanced-to-soft market where sellers aren't waiting around to reprice, and one zip code is still carrying nearly the whole territory.

Verdict: this reads like a market tilting toward buyers, and it's moving that way fast enough that sellers are adjusting before a listing would even be considered stale. Four price cuts happened in the window. Two hit listings that had sat 130 to 151 days. Two hit listings only 26 to 37 days old. That second pair is the story. Sellers aren't waiting for a listing to go cold before they touch the price.

The territory's months of supply sits at a level worth sitting with for a second: it's roughly how long it would take to sell through everything currently listed at the current pace of sales, and a reading in that range usually favors buyers over sellers.

If you're buying, this is a moment to negotiate on days-on-market and recent price history, not just list price. Two of the four cuts this week landed on listings barely a month old. That's a seller signaling flexibility early, and it's worth asking about.

If you're selling, the lesson from those same two cuts is timing. Waiting until a listing feels stuck isn't the only path to a price cut anymore. Some sellers here are moving on price well before the point most people would call a listing stale.

One zip code, 57069, is still effectively the entire territory story this week. It accounts for all 4 new listings, 6 of the 10 sales, 65 of the 71 active listings, and 3 of the 4 price cuts. Almost everything happening in this territory right now is happening in that one zip.

Across the whole territory, the median list price sits at 299,000 and the median sale price at 248,000. Median days on market lands at 60. Median price per square foot is 141.09.

Splitting the territory's active inventory by price: 34 listings sit below the median asking price with a median of 60 days on market, and 37 sit at or above it with a median of 58 days on market. That's a strikingly small gap between the two bands, which doesn't support a story where higher-priced homes are sitting dramatically longer.

What would change this read: if next week's cuts cluster back toward long-sitting listings only, this week's pattern was a blip. If fresh-listing cuts keep showing up, that's a real shift in how quickly sellers here are reacting to the market, not a one-week anomaly.

This is 10 sales and 4 price cuts across four weeks of pricing data. That's a small enough sample that one or two more transactions next week could shift the picture, particularly outside 57069 where activity is thin. Take the direction seriously. Don't treat the exact figures as locked in.
