One Zip Code Is Cutting Prices Fast. The Other Isn't Moving At All.

In the week of August 24, every new listing, every sale, and all eight price cuts in the 57031/57078 territory landed in zip 57078, with cuts landing both weeks into a listing and just days into one.

This is a buyer's market, and sellers in zip 57078 are already acting like it. Across the territory, months of supply sits at about 13 months, deep into buyer's-market territory, and rather than wait that clock out, sellers there cut price eight times in the week of August 24.

Nothing happened in zip 57031 that same week. No new listings. No closings. No price cuts. A few miles over, in zip 57078, sellers were moving fast enough to make you wonder what they're seeing that the rest of the territory isn't.

The biggest move came at 105 Spring Meadow Rd, in zip 57078, where the price came down $25,900 after 44 days on market. That was the largest of the cuts recorded in the zip that week.

Not every cut waited that long. At 114 Lakeview Ter, also in 57078, the price came down $15,000 after 21 days on market.

The territory's typical listing spends 65 days on market before it sells. Neither of these sellers let it get that far.

That's the part worth sitting with. A cut that comes after 44 days reads like a seller admitting they misjudged from the start. A cut that lands after 21 days reads like a seller who wasn't going to wait around to find out. Both happened in zip 57078, in the same week.

Zoom out and the pattern gets sharper. The territory has 84 active listings right now, and zip 57078 alone carries 81 of them.

Every new listing that hit the market that week, all 4 of them, landed in 57078. So did all 6 closings.

Zip 57031, by contrast, produced nothing to report. It carries 3 active listings, and that week it added no new listings, closed no sales, and cut no prices. There isn't enough happening there yet to tell a story either way.

None of this means 57078 is struggling. There's simply a lot of inventory to compete with, and with the territory sitting at about 13 months of supply, sellers there are choosing to move on price rather than sit and hope. That's a rational response to a shelf this full, not a sign of panic.

If you're selling in 57078 right now, price it for the market that's actually there. Listings are getting corrected inside their first few weeks, not just after they've gone stale, so there's little reward in testing a high number and waiting to see.

If you're buying in 57078, the cuts are your leverage. Eight sellers have already told you, in writing, that their first number wasn't the right one.

If you're on either side in zip 57031, you're working with very little to compare against. Three active listings isn't a market, it's a handful of data points, so lean on what's happening next door in 57078 rather than trying to read a trend out of a zip that's barely moving.

What's worth watching next is whether zip 57031 stays this quiet, or whether its three listings start facing the same pressure 57078's sellers are already responding to. A territory carrying this much supply doesn't usually let one zip sit untouched for long.
