But in Yankton, the Real Estate Data Aggregator counted 90 homes sold in ZIP 57078 in the three months ending July 31, 2026, and those homes sold for 97.6% of list price on average. Well-priced homes here are not getting trimmed the way national headlines suggest.
That 97.6% sale-to-list figure is actually up 0.8 points from the same period in 2025, according to the Real Estate Data Aggregator. Sellers are holding closer to their asking price, not giving more ground. That is a useful fact when you are picking a number to list at.
Nearly 1 in 5 Yankton homes sold above list price
The Real Estate Data Aggregator found that 17.8% of homes sold in ZIP 57078 went above list price in the three months ending July 31, 2026. That share is up 5.3 points from a year before. Not every home sailed over asking, but a meaningful slice did.
Homes are moving faster, and more buyers are in line
The Real Estate Data Aggregator counted 46.2% of ZIP 57078 homes going under contract within two weeks of listing, in the three months ending July 31, 2026. That share is up 5.2 points from a year before. Nearly half of all listings found a buyer fast. That is not a slow market.
Pending sales across both Yankton ZIP codes (57078 and 57031) reached 92 in the three months ending July 31, 2026, per the Real Estate Data Aggregator. That matches the 92 homes sold across both ZIPs in the same window. Demand is keeping pace with supply.
The national picture is noisier
Realtor.com also reported that mortgage rates surged above 7% for the first time since January 2025. Higher rates cool buyer budgets. That is real, and Yankton is not immune to it. Still, the Real Estate Data Aggregator shows months of supply in ZIP 57078 at just 2.3 months, down 1.6 months from a year before. Less inventory tends to support prices.
