Yankton homes are moving faster even with rates above 7%
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That sounds like a reason to wait. But the Real Estate Data Aggregator counted 84 homes sold across Yankton in the three months ending August 31, 2026. Buyers did not stop.
The Real Estate Data Aggregator found that 41.3% of homes in ZIP 57078 went under contract within two weeks of listing. That share is up 5.1 points from the same period in 2025. Well-priced homes are not sitting around.
Prices and speed, by the numbers
The Real Estate Data Aggregator shows the median sale price in 57078 hit $295,000, up 10.5% from the same three months in 2025. That is a meaningful jump. At the same time, the median home sat on the market just 20 days. That is 9 days shorter than a year ago. Sellers are pricing homes well, and buyers are moving.
Inventory is tight, and that shapes everything
The Real Estate Data Aggregator counted just 72 homes for sale across Yankton in the three months ending August 31, 2026. That is down 26.3% in 57078 alone compared with a year before. Supply is lean. With only 2.6 months of supply in 57078, buyers do not have many choices.
New listings in 57078 did rise 12% from a year ago, which gives buyers a little more to look at. Pending sales in 57078 climbed 15.9% as well. So new supply is getting absorbed quickly.
Are buyers paying over asking?
In 57078, the Real Estate Data Aggregator found 15.7% of homes sold above list price. That share is up 3.8 points from a year ago. Not every home sparks a bidding situation, but it happens more than it used to. The average sale came in at 97.6% of list price, which means most sellers got very close to what they asked.
What about Gayville (57031)?
The Real Estate Data Aggregator counted just 1 home sold in ZIP 57031 in the three months ending August 31, 2026. With only 2 homes for sale and 1 new listing, that market is very small. The story for 57031 leans heavily on the wider picture rather than its own volume. Its 6.1 months of supply is notably higher than 57078. One or two sales can move those numbers a lot.
Rates are up nationally, but Yankton is still moving
Realtor.com reported that rates topped 7% for the first time since January 2025. Nationally, Realtor.com also noted that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. Yankton is not seeing that same slowdown. The Real Estate Data Aggregator shows prices here rose 10.5% and homes sold 23.9% more often than a year ago.
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Yankton's 10.5% price gain in 57078 ran well ahead of that national pace.
