The one number that changes everything for Yankton homeowners: supply dropped to just 2.6 months. The Real Estate Data Aggregator counted that for ZIP 57078 in the three months ending August 31, 2026. That is down 1.7 months from the same period a year ago. Less supply means buyers have fewer choices, and serious ones move quickly.

Compare that to the national picture. Realtor.com reported active listings topped 1.16 million homes nationally in September 2026. Nationally, inventory is growing. Locally, it is shrinking. That gap matters if you own a home in Yankton.

Buyers are not waiting around

The Real Estate Data Aggregator counted 80 pending sales in ZIP 57078 for the three months ending August 31, 2026. That is up 15.9% from a year ago. Buyers are committing, not browsing.

Speed tells the same story. The Real Estate Data Aggregator put the median days on market at 20 days for ZIP 57078. That is 9 days shorter than the same period last year. And 41.3% of homes went under contract within two weeks of listing, up 5.1 points from a year ago. That is more than 4 in 10 homes gone in a fortnight.

A quick look at the broader Yankton area

Across both ZIPs 57078 and 57031 together, the Real Estate Data Aggregator counted 84 homes sold and 81 pending sales for the three months ending August 31, 2026. There were 72 homes for sale and 94 new listings in that same period.

ZIP 57031 (Gayville) is a small market. The Real Estate Data Aggregator counted just 1 home sold, 2 for sale, and 6.1 months of supply there. That is a very different read from Yankton proper. Small sample sizes mean one sale can move every number.

What the national backdrop means here

Nationally, Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That slows buyers in many markets. But Yankton's pending sales still rose 15.9%, per the Real Estate Data Aggregator. Local demand held up despite the rate environment.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Yankton's 10.5% price gain, per the Real Estate Data Aggregator, ran well ahead of that national pace.

In short
  1. Yankton's supply fell to 2.6 months in the three months ending August 31, 2026. Homes sold in a median of 20 days.
  2. Prices rose 10.5%.
  3. Buyers are moving fast, and sellers are getting close to their asking price.
  4. The national market is looser.
  5. Yankton is not.
