Vermillion Has More Listings, and Homes Are Taking Longer to Sell
Here is the number that changes everything for sellers right now. The Real Estate Data Aggregator counted 64 homes for sale in ZIP 57069 in the three months ending August 31, 2026. That is up 120.7% from the same period a year before. More competition means pricing your home right matters more than ever.
More supply is not the only shift. The Real Estate Data Aggregator also shows the median time on market in ZIP 57069 stretched to 51 days, which is 17 days longer than the same period last year. Buyers have more room to look around and compare. Sellers need to be patient and priced well.
The national picture adds context. Realtor.com reported that active listings grew to 1.16 million homes for sale across the country. Vermillion is part of a broader trend, not an outlier.
Prices Are Still Holding, But Sellers Are Getting Less
The good news: prices have not dropped. The Real Estate Data Aggregator put the median sale price in ZIP 57069 at $280,000 for the three months ending August 31, 2026. That is up 2.8% from a year before. Prices are still moving in the right direction, just more slowly.
But here is the honest part. The Real Estate Data Aggregator shows the average sale price came in at 95.8% of list price, down 1 point from last year. Only 5.1% of homes sold above list price, down 6.4 points from a year ago. Bidding wars are rare in Vermillion right now.
Realtor.com also reported that 20.8% of listings nationally saw price cuts in September, the highest share since October 2022. That is the backdrop Vermillion sellers are working in.
Sales Are Actually Up, Which Is a Good Sign
Here is something worth noting. The Real Estate Data Aggregator counted 39 homes sold in ZIP 57069 in the three months ending August 31, 2026. That is up 50% from a year ago. Homes are selling, just not as fast as before.
Across all four Vermillion-area ZIP codes combined, the Real Estate Data Aggregator counted 46 homes sold and 51 new listings in the same period. Demand is real. Supply just grew faster.
One more thing to keep in mind. CNBC reported that Fannie Mae forecast the average 30-year fixed mortgage rate at 7.4% for the fourth quarter of 2026. That affects how many buyers can qualify, which in turn affects how fast homes move.
Quick Contracts Are Less Common Now
The Real Estate Data Aggregator found that only 13.8% of homes in ZIP 57069 went under contract within two weeks of listing. That is down 8.4 points from a year ago. Not every home is sitting, but the quick-sale window has narrowed.
ZIP 57037 is a different story. The Real Estate Data Aggregator shows 50% of its homes went under contract within two weeks. That ZIP had only 3 homes sold, so the sample is small. Still, it shows that one part of the market can move very differently from another.
- Vermillion has more homes for sale, homes are taking longer to sell, and fewer are going above list price.
- Prices are still up a little from last year.
- Sellers who price carefully are still closing deals.
- Buyers have more choices and a bit more leverage than they did a year ago.
One street in Vermillion can read very differently from the ZIP code as a whole. Your block, your price range and your home's condition all shape the picture.
