Vermillion has more listings, and homes are taking longer to sell
Here is the number that matters most right now: homes for sale in ZIP 57069 more than doubled in a year. The Real Estate Data Aggregator counted 64 homes for sale in the three months ending August 31, 2026, up 120.7% from the same period in 2025. More choices for buyers means pricing your home carefully matters more than ever.
Nationally, Realtor.com reported active listings reached 1.16 million homes for sale. Vermillion is moving in the same direction. Buyers here now have real options, and they are using the time to compare.
Homes are sitting longer
The Real Estate Data Aggregator shows the median days on market in ZIP 57069 hit 51 days for the three months ending August 31, 2026. That is 17 days longer than the same stretch a year ago. Not every home sold slowly, but the average tells a real story.
Rates are adding pressure too
CNBC reported the average contract rate on a 30-year fixed mortgage rose to 7.49% last week. Realtor.com noted rates topped 7% for the first time since January 2025. Higher rates slow buyers down, which adds to the time homes spend on the market.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. That is the backdrop Vermillion sellers are working in right now.
Prices held, and sales actually picked up
Here is the honest bright spot. The Real Estate Data Aggregator shows the median sale price in ZIP 57069 came in at $280,000 for the three months ending August 31, 2026. That is up 2.8% from a year ago. Prices did not fall even as supply grew.
The Real Estate Data Aggregator also counted 39 homes sold in ZIP 57069 in that same period, up 50% from a year ago. Across all four Vermillion ZIP codes together, 46 homes sold and 51 new listings came on. Buyers are active. They are just taking more time.
Fewer homes are selling above asking
The Real Estate Data Aggregator shows only 5.1% of homes in ZIP 57069 sold above list price in the three months ending August 31, 2026. That is down 6.4 points from a year ago. The average sale came in at 95.8% of list price, down 1 point.
Only 13.8% of homes went under contract within two weeks of listing, down 8.4 points from a year ago. Homes that are priced right are still selling. The ones priced too high are sitting.
A look across all four ZIP codes
The Vermillion area covers four ZIP codes. ZIP 57069 is the main market. The others are much smaller. The Real Estate Data Aggregator counted just 2 homes sold each in ZIPs 57010 and 57073, and 3 in ZIP 57037, for the three months ending August 31, 2026. Small numbers move fast, so treat those figures as a snapshot, not a trend.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Vermillion's 2.8% gain in ZIP 57069 is right in line with that national picture.
