Vermillion has more choices, and homes are taking longer to sell

Here is the number that changes things most for Vermillion sellers right now. The Real Estate Data Aggregator counted 66 homes for sale in ZIP 57069 in the three months ending July 31, 2026. That is up 106.3% from the same months in 2025. More choices for buyers means more competition for sellers.

This is not just a Vermillion thing. Realtor.com reported that active listings nationally reached 1.16 million homes, growing year over year. Vermillion is moving with that same tide.

Homes are sitting longer

The Real Estate Data Aggregator put the median days on market in ZIP 57069 at 50 days, for the three months ending July 31, 2026. That is 10 days longer than the same period a year before. Not every home is moving fast, and that is worth knowing before you price yours.

Realtor.com also reported that 20.8% of listings nationally saw price cuts in September, the highest share since October 2022. Mortgage rates topped 7% for the first time since January 2025, according to Realtor.com. Those two things together slow buyers down.

Prices are actually up, which is the good news

The Real Estate Data Aggregator put the median sale price in ZIP 57069 at $300,000 for the three months ending July 31, 2026. That is up 20.5% from the same months in 2025. Prices rose even as the market softened. That is a real, honest admission: slower does not always mean cheaper.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Vermillion's 20.5% gain ran well ahead of that national pace.

Sellers are getting a little less than list

The Real Estate Data Aggregator found that homes in ZIP 57069 sold for an average of 95.2% of list price in the three months ending July 31, 2026. That is down 2.1 points from a year ago. Only 2.7% of homes sold above list, down 15.5 points from last year. The days of every home sparking a bidding war are quieter now.

A look across all four ZIP codes

The Real Estate Data Aggregator counted 41 total homes sold across ZIPs 57069, 57010, 57073 and 57037 together in the three months ending July 31, 2026. New listings across all four ZIPs came to 63. Pending sales reached 40. Most of the action is in 57069, but the surrounding ZIPs tell their own stories.

ZIP 57073 had 100% of its homes go under contract within two weeks of listing, per the Real Estate Data Aggregator. That said, only one home sold there, so one fast sale drives that whole number. ZIP 57037 saw 33.3% of homes go under contract within two weeks. ZIP 57010 had none go that quickly.

What this means for you

If you are buying, 5.5 months of supply in ZIP 57069 gives you more room to compare. The Real Estate Data Aggregator put that figure up 2.5 months from a year ago. More supply can mean more negotiating room, though prices are still up year over year.

If you are selling, the 20% share of homes going under contract within two weeks is down 5.9 points from last year, per the Real Estate Data Aggregator. Pricing and preparation matter more now. A home priced right can still move. One priced too high can sit.
