South Sioux City shows more choice, but homes still move fast
The big number to know right now: Redfin put the weekly average mortgage rate at 7.32% as of the four weeks ending October 25, 2026. That is the backdrop for everything below. Even so, the Real Estate Data Aggregator counted 119 pending sales in ZIP 51106 for the three months ending August 31, 2026. Buyers are still moving.
Rates above 7% are real. Realtor.com noted rates topped 7% for the first time since January 2025. Yet the local numbers tell a calmer story than you might expect.
ZIP 51106: More homes to look at, still selling fast
The Real Estate Data Aggregator counted 175 new listings in ZIP 51106 for the three months ending August 31, 2026. That is up 31.6% from the same months of 2025. Buyers have more to choose from. That is the good news for them.
Here is the part sellers will like. The Real Estate Data Aggregator shows 45.4% of homes in 51106 went under contract within two weeks of listing. That share is actually up 1.3 points from a year before. More supply came in, and demand kept pace.
The Real Estate Data Aggregator shows 124 homes sold in 51106 in those three months, up 12.7% from 2025. Prices rose 4.7% to a median of $247,250. The sale-to-list ratio held at 98.9%, up 0.5 points. Not every home got a bidding war, but sellers got close to what they asked.
How the other ZIP codes stacked up
The Real Estate Data Aggregator tracked all five ZIP codes in this market for the three months ending August 31, 2026. The story is different in each one.
| 51106 (Sioux City) | 51108 (Sioux City) | 51054 (Sergeant Bluff) | 51001 (Akron) | |
|---|---|---|---|---|
| Median sale price | $247,250 | $275,000 | $385,000 | $199,000 |
| Median days on market | 14 | 25 | 20 | 16 |
| Sale-to-list ratio | 98.9% | 99% | 100.6% | 100.6% |
| Sold above list price | 32.3% | 21.1% | 50% | 38.5% |
| Under contract in 2 weeks | 45.4% | 46.7% | 41.2% | 40% |
ZIP 51108 had a median sale price of $275,000, up 48.6% from a year before, according to the Real Estate Data Aggregator. That is a big jump. But only 19 homes sold there, so one or two higher-priced sales can move the median a lot. New listings in 51108 fell 30.4%, and homes for sale dropped 25%. Supply is thin.
Sergeant Bluff, ZIP 51054, is a different picture. The Real Estate Data Aggregator counted a sale-to-list ratio of 100.6% there. Half of all homes sold above list price. The median sale price was $385,000. Homes spent a median of 20 days on the market. Only 6 homes sold, so these numbers come from a small sample.
Akron, ZIP 51001, saw prices dip 5.2% to a median of $199,000, per the Real Estate Data Aggregator. That is the one soft spot on price in this market. Yet homes sold 44 days faster than a year before, and 38.5% sold above list price, up 28.5 points. More homes sold too, up 30%. Lower price, faster pace.
ZIP 51109 had 9 homes sold and a median sale price of $225,000, per the Real Estate Data Aggregator. Only 14.3% went under contract within two weeks. That is the slowest pace of any ZIP here. The Real Estate Data Aggregator has no year-over-year change data for 51109, so the story there comes from this period alone.
The wider picture: rates are up, but local demand held
Redfin reported a median U.S. home-sale price of $389,601 for the four weeks ending October 25, 2026. The median monthly mortgage payment nationally was $2,786, also from Redfin. Local prices in this market run well below that national median, which gives buyers here a bit more room.
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. The 51106 median rose 4.7% in the same window, per the Real Estate Data Aggregator. This market outpaced the national rate on price growth.
Zillow reported newly pending sales fell 8.5% year over year in September nationally. In ZIP 51106, the Real Estate Data Aggregator shows pending sales rose 7.2% in the three months ending August 31, 2026. Local buyers kept going even as national demand cooled.
- ZIP 51106 added a lot of new listings, up 31.6%, yet nearly half the homes still went under contract within two weeks.
- Rates are at 7.32% nationally per Redfin, and that is real pressure.
- But local demand in this market held up better than the national picture suggests.
One more thing worth saying: these numbers cover whole ZIP codes. One street, one block or one price range can read very differently from the ZIP as a whole. If you want to know what is happening right where you live, send me your address.
