Primary market has less inventory than the national market

The one number that changes what you should know right now: the Real Estate Data Aggregator counted just 2.6 months of supply in ZIP 57078 for the three months ending August 31, 2026. The National Association of Realtors put the national figure at 4.9 months. That gap is the story.

Fewer homes sitting on the market means sellers here have less competition from neighbors. Buyers have a shorter list to choose from. That shapes how both sides need to think.

The national figure is the highest level in over ten years, according to the National Association of Realtors. Primary market is sitting well below that.

Inventory here fell hard. The Real Estate Data Aggregator counted 70 homes for sale in ZIP 57078, down 26.3% from a year ago. New listings did rise 12%, to 93. But homes are selling faster than they are arriving.

Homes are moving quickly here

The Real Estate Data Aggregator put the median days on market at 20 days for ZIP 57078. That is 9 days shorter than the same period a year ago. Nationally, Realtor.com reported homes spending 1 fewer day on market than a year ago. Primary market is outpacing that trend.

The Real Estate Data Aggregator also found that 41.3% of homes went under contract within two weeks of listing. That share is up 5.1 points from a year ago. Nearly 4 in 10 homes did not sit long enough to get comfortable.

Prices are up, and so is the sale-to-list ratio

The Real Estate Data Aggregator put the median sale price in ZIP 57078 at $295,000, up 10.5% from a year ago. The Federal Housing Finance Agency reported U.S. house prices rose 0.3% from the prior month in July, seasonally adjusted. Primary market's year-over-year gain is a different story entirely.

Sellers here are getting close to their asking price. The Real Estate Data Aggregator measured the average sale-to-list ratio at 97.6%, up 0.7 points from a year ago. About 15.7% of homes sold above list price, up 3.8 points from a year ago. Not every home sold above asking, but the trend is moving that way.

Rates are making buyers think twice nationally

Freddie Mac averaged the 30-year fixed rate at 7.40% as of October 8, 2026. CNBC reported rates hit above 7.5% earlier in the week of October 3, 2026. Those are real numbers that affect what buyers can afford.

The National Association of Realtors reported existing-home sales fell 2.0% month over month in August 2026. Year-to-date through the first eight months of 2026, sales are up 1.6%. So the national picture is mixed.

Here, the Real Estate Data Aggregator counted 80 pending sales in ZIP 57078, up 15.9% from a year ago. Local buyers are still moving forward, even with rates where they are.
