One part of Sioux City is still moving fast, even with more listings

Priced right, homes here are still moving.
ZIP 51106: More listings, still fast
The Real Estate Data Aggregator counted 156 new listings in ZIP 51106 for the three months ending July 31, 2026. That is up 25.8% from the same period in 2025. More supply did not slow things down much. Median days on market was 14 days, only 1 day longer than a year before.
More listings means more choice for buyers. But sellers are still doing well. The Real Estate Data Aggregator found that 29.2% of homes in ZIP 51106 sold above list price, up 10.7 points from a year before. The average sale came in at 99.2% of asking price, up 1.6 points.
That is more than half of all homes, according to the Real Estate Data Aggregator. It is down just 1.3 points from last year. So even with more competition on the shelves, buyers are still moving fast when they find the right home.

A few things worth noting by ZIP
ZIP 51001, the Akron area, had a big year-over-year swing. The Real Estate Data Aggregator found median days on market dropped 122 days shorter than the same period in 2025, landing at just 16 days. The sale-to-list ratio hit 102%, and 45.5% of homes sold above asking.
ZIP 51108 tells a different story. Homes sold in 48 days, 37 days longer than a year before, according to the Real Estate Data Aggregator. The share selling above list fell 15 points, to 26.7%. Still, the median price jumped 53.6% to $311,000, and only 1 month of supply remained.
ZIP 51109 is the quieter end of the market. The Real Estate Data Aggregator counted just 11 homes sold, a 94.3% sale-to-list ratio, and only 9.1% of homes selling above list. Buyers there have a bit more room to breathe.
ZIP 51054 sits in the middle on speed, at 25 days on market, but leads on price at $390,000. The Real Estate Data Aggregator found 44.4% of homes sold above list, and the average sale hit exactly 100% of asking.
The wider picture
Nationally, rates are a real factor. CNBC reported the average 30-year fixed mortgage rate at 7.45% as of Thursday, September 24, 2026. Realtor.com noted that rates topped 7% for the first time since January 2025. That affects what buyers can afford.
Even so, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Local prices in most of these ZIP codes are moving faster than that national figure.
Across all five ZIP codes together, the Real Estate Data Aggregator counted 217 new listings, 170 pending sales and 166 homes sold for the three months ending July 31, 2026. That is a market with real activity, even with rates where they are.
