The one fact that changes what sellers should do right now: the Real Estate Data Aggregator counted 440 homes for sale across Sioux Falls in the three months ending August 31, 2026, up 9.7% from a year before. More choices for buyers means your home has to earn its spot.

Freddie Mac put the average 30-year rate at 7.24% as of October 29, 2026. That is the highest it has been since early 2025, according to Realtor.com. Higher rates shrink what buyers can afford. That puts even more pressure on price.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026. That is the highest share since October 2022. Sioux Falls is not immune to that pull.

  4. In 57106, the middle of the market, things stayed close to level.
  5. Freddie Mac's 7.24% rate as of October 29, 2026 is a real headwind for everyone.

One last honest note: the numbers above cover whole ZIP codes. One street can read very differently from the ZIP around it. A block with newer builds, a school nearby, or a busy road can shift days on market and price by more than the averages suggest.
