More Sioux Falls listings are giving buyers a little more room

The one number that changes what sellers should do right now: new listings across Sioux Falls rose 13.2% year over year. The Real Estate Data Aggregator counted 575 new listings in ZIPs 57105, 57106 and 57108 together for the three months ending August 31, 2026. More homes competing for buyers means your price and prep carry more weight than they did a year ago.

Realtor.com reported that active listings nationally topped 1.16 million homes in September 2026. Sioux Falls is moving the same direction. The Real Estate Data Aggregator counted 440 homes for sale across the three ZIPs, up 9.7% from the same stretch in 2025. Buyers have more to look at. That is a real shift.

Rates are adding pressure too. Freddie Mac put the average 30-year fixed rate at 7.40% as of October 15, 2026. Realtor.com noted that rates climbed above 7% for the first time since January 2025. That slows some buyers down, which is one more reason a well-priced home matters more than ever.

Each ZIP is telling its own story

ZIP 57105 saw the biggest jump in new listings. The Real Estate Data Aggregator counted 140 new listings there, up 30.8% from a year ago. The median sale price came in at $265,500, down 11.5% from the same period in 2025. That dip is worth noting if you are pricing a home in that area. Still, 124 homes sold in 57105, up 21.6% year over year, and the median days on market was just 15 days, 6 days shorter than last year.

ZIP 57106 had the most homes sold: 205, though that was down 1.9% from last year. The median sale price was $330,000, off 2.9%. Homes sat on the market a median of 28 days, unchanged from a year ago. The sale-to-list ratio held at 99%, nearly flat. Steady, but not surging.

ZIP 57108 is the priciest of the three. The Real Estate Data Aggregator put the median sale price at $414,900, up 9.2% from a year ago. New listings there rose 18.8%, and months of supply climbed to 3.6 months, up 0.6 months from last year. More supply at higher prices is a combination sellers there should keep an eye on.

Homes are still selling, just with a little less frenzy

Across Sioux Falls, 42% of homes in 57105 went under contract within two weeks of listing, per the Real Estate Data Aggregator. That is down 4.5 points from a year ago, but still nearly half of all homes. In 57106, 36.7% did the same, actually up 2.2 points. In 57108, it was 34%, down just 1 point. Homes are moving. They just need to be priced to move.

Realtor.com reported that 20.8% of listings nationally saw price cuts in September, the highest share since October 2022. That is a national number, not a Sioux Falls count. But it tells you where the wind is blowing. Sellers who price right from the start are skipping that conversation.

In short
  1. More listings, more choice, and rates at 7.40% (Freddie Mac, October 15, 2026) mean buyers are a little less rushed and sellers need to be a little more sharp.
  2. The Real Estate Data Aggregator shows 482 homes still sold across these three ZIPs in the three months ending August 31, 2026. The market is working.
  3. It just rewards preparation more than it did last year.

One more thing worth saying plainly: a ZIP code is a big area. The Real Estate Data Aggregator numbers cover every street in it. One block can read very differently from the ZIP as a whole. If you want to know what the numbers look like closer to your front door, just ask.
