More listings are showing up in Sioux Falls, but buyers are still active
The one number that changes what sellers should know right now: the Real Estate Data Aggregator counted 440 homes for sale across ZIPs 57105, 57106 and 57108 in the three months ending August 31, 2026, up 9.7% from the same months of 2025. More listings means your home has more competition on the shelf.
Here is the part that keeps things balanced. The Real Estate Data Aggregator counted 417 pending sales across those same three ZIPs, up 0.2% from a year before. Buyers have not walked away. They are just taking a little more time to compare.
Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Sioux Falls is moving with that same current. More supply is showing up everywhere, not just here.
Rates are part of the picture too. Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. Realtor.com noted that rates climbed above 7% for the first time since January 2025. That affects how many buyers can stretch, and by how much.
How each ZIP code is reading right now
The three ZIPs tell three different stories. That matters if you own in one of them.
| 57105 | 57106 | 57108 | |
|---|---|---|---|
| Median sale price | $265,500 | $330,000 | $414,900 |
| Price change, year over year | Down 11.5% | Down 2.9% | Up 9.2% |
| Homes sold | 124 | 205 | 153 |
| Median days on market | 15 | 28 | 29 |
| Sale to list price | 97.9% | 99% | 99% |
ZIP 57105: fast sales, but prices pulled back
The Real Estate Data Aggregator counted 124 homes sold in 57105, up 21.6% from a year before. That is a real jump in activity. The catch: the median sale price came in at $265,500, down 11.5% from the same period in 2025. Sales picked up, but sellers gave a little on price to get there.
Homes in 57105 moved fast. The median days on market was 15 days, which is 6 days shorter than a year ago. About 42% of homes went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That said, the share of homes selling above list price fell 8 points to 23.4%. Buyers are still moving, but they have a bit more room to breathe.
ZIP 57106: steady, with a few soft spots
The Real Estate Data Aggregator counted 205 homes sold in 57106, down just 1.9% from a year before. That is nearly flat. The median sale price was $330,000, down 2.9% year over year. A small dip, not a drop.
Homes here took a median of 28 days to sell, unchanged from a year ago. The sale-to-list ratio held at 99%, slipping only 0.1 points. And 36.7% of homes went under contract within two weeks, up 2.2 points. That last number is a quiet sign that well-priced homes in 57106 are still finding buyers quickly.
ZIP 57108: prices up, but fewer closings
The Real Estate Data Aggregator counted 153 homes sold in 57108, down 10.5% from a year before. Fewer deals closed. But the median sale price rose to $414,900, up 9.2% year over year. Homes that did sell, sold for more.
Days on market came in at 29, which is 10 days shorter than the same period in 2025. That is the biggest speed improvement of the three ZIPs. The sale-to-list ratio was 99%, up 0.3 points. And 57108 had 182 homes for sale, up 8.3%, giving buyers more to look at.
What this means for sellers
More listings are coming. The Real Estate Data Aggregator counted 575 new listings across the three ZIPs, up 13.2% from a year ago. Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is the national mood. Pricing carefully from the start matters more than it did a year ago.
Buyers are still out there. Pending sales across Sioux Falls edged up 0.2% year over year, according to the Real Estate Data Aggregator. The market has not gone quiet. It has just gotten more choosy.
What this means for buyers
You have more options than you did a year ago. The Real Estate Data Aggregator showed inventory up 9.7% across Sioux Falls. That gives you a little more room to compare before committing. The trade-off is that Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. More homes to pick from, but borrowing costs are real.
- Inventory is up 9.7% across Sioux Falls, per the Real Estate Data Aggregator, and new listings rose 13.2%.
- But pending sales are still ticking up, and homes in 57105 are selling in a median of just 15 days.
- More competition for sellers, more choice for buyers.
- The numbers are mixed, and that means your specific street matters a lot.
One more thing worth saying plainly: these numbers cover whole ZIP codes. One block can read very differently from the ZIP around it. If you want to know what is actually happening on your street, that is a different conversation.
