More homes hit the Sioux Falls market, and buyers have more room
Here is the number that changes things most right now. The Real Estate Data Aggregator counted 795 new listings across this Sioux Falls market in the three months ending August 31, 2026. Only 665 homes sold in that same period. More supply than sales means buyers can compare, think and ask questions. For sellers, that means your price and your prep do the heavy lifting.
Freddie Mac put the average 30-year fixed mortgage rate at 7.40% as of October 8, 2026. That rate shapes what buyers can afford. It also shapes how many buyers are in the pool competing for your home.
Rates have climbed 1.5 percentage points already this year, according to Redfin. That is real money added to a monthly payment. Buyers feel it, and it shows up in how carefully they weigh each home.

The national picture adds context
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. That is a modest gain nationally. The Bureau of Labor Statistics put the U.S. unemployment rate at 4.2% for September 2026, with nonfarm payrolls adding only 29,000 jobs. A slower jobs market can shape buyer confidence. These are national numbers, not Sioux Falls numbers, but they set the mood buyers bring to the table.
What this means for you
More listings mean buyers have options. That is honest. It does not mean homes stop selling. The Real Estate Data Aggregator counted 665 sales in this market in just three months. Homes priced well and prepared well are still moving. The ZIP codes with tight supply and short days on market prove that.
One thing to keep in mind: the whole market number tells part of the story. One street can read very differently from the ZIP code around it. A home two blocks over can sit at a different price point, a different buyer pool and a different pace. The numbers above are a starting point, not the final word on your home.
- 795 new listings, 665 sales, a 7.40% mortgage rate.
- More supply gives buyers breathing room.
- Sellers who price carefully and prepare their home still find buyers.
- The ZIP codes with the tightest supply are moving fastest.
- Your street may tell a different story than the ZIP code around it.
