The biggest shift in Vermillion right now is inventory. The Real Estate Data Aggregator counted 64 homes for sale in ZIP 57069 for the three months ending August 31, 2026. That is up 120.7% from the same period a year before. More choices for buyers means sellers have to work a little harder to stand out.

Nationally, Realtor.com reported active listings grew to 1.16 million homes for sale. Vermillion is moving in the same direction. That is not a bad thing. It just means the market is more balanced than it was.

Homes are taking longer to sell

The Real Estate Data Aggregator put the median days on market in ZIP 57069 at 51 days for the three months ending August 31, 2026. That is 17 days longer than the same stretch in 2025. Not every home is sitting, but the average buyer is taking more time.

Prices are still moving up, just not as fast

The Real Estate Data Aggregator put the median sale price in ZIP 57069 at $280,000 for the three months ending August 31, 2026. That is up 2.8% from the same period in 2025. Prices dipped a little nationally: CNBC reported the median U.S. home sale price fell 0.1% year over year in October. Vermillion held its own.

The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Vermillion's 2.8% gain is right in that range.

Sellers are getting a little less than list

The Real Estate Data Aggregator found that homes in ZIP 57069 sold for 95.8% of list price on average. That is down 1 point from a year ago. Only 5.1% of homes sold above list, down 6.4 points. Bidding wars are rare right now.

Realtor.com reported that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. That is the backdrop sellers here are working against. Pricing right from day one matters more than it did last year.
