The biggest shift in Vermillion right now is supply. The Real Estate Data Aggregator counted 64 homes for sale in ZIP 57069 in the three months ending August 31, 2026. That is up 120.7% from the same months in 2025. More choices for buyers means pricing right matters more than ever for sellers.

This is not just a Vermillion thing. Realtor.com reported that active listings nationally grew to 1.16 million homes for sale, year over year. Vermillion is moving with that same tide.

Prices in ZIP 57069 did hold up. The Real Estate Data Aggregator put the median sale price at $280,000, up 2.8% from a year before. Sales also rose, up 50% to 39 homes. So more supply did not stop people from buying.

Homes are just taking a little longer to sell. The Real Estate Data Aggregator counted a median of 51 days on market. That is 17 days longer than the same period in 2025. Not every home sold fast, and that is worth knowing before you price yours.

Sellers are getting a little less than asking

The Real Estate Data Aggregator found that the average sale price in ZIP 57069 came in at 95.8% of list price. That is down 1 point from a year before. Only 5.1% of homes sold above list, down 6.4 points from a year ago. The days of routine bidding wars in Vermillion have cooled off.

Also worth noting: Realtor.com reported that 20.8% of listings nationally had price cuts in September, the highest share since October 2022. That national pressure is a useful backdrop for what Vermillion sellers are feeling too.

A look at the surrounding ZIP codes

The smaller ZIP codes around Vermillion tell a different story. Numbers are thin in 57010, 57073 and 57037, so take them as a general read, not a firm trend.

ZIP 57037 stands out a little. The Real Estate Data Aggregator found that 33.3% of its 3 homes sold above list price. And 50% went under contract within two weeks of listing. Small sample, but a different feel from the main Vermillion market.

The wider picture on rates

Mortgage rates are adding to the pressure. Realtor.com reported that rates topped 7% for the first time since January 2025. Fannie Mae, as reported by CNBC, forecast an average 30-year fixed rate of 7.4% for the fourth quarter of 2026 and 7.5% for all of 2027. Higher rates slow buyers down, and that shows up in how long homes sit.

CNBC also reported, citing Zillow, that pending home sales nationally were down 8.5% year over year in September. Vermillion's pending sales actually rose, up 7.4% to 29 in ZIP 57069, per the Real Estate Data Aggregator. That is a bright spot worth noting.

Real Estate Data Aggregator, ZIPs 57069, 57010, 57073 and 57037 combined. More homes coming in than going under contract.

Across all four Vermillion ZIP codes together, the Real Estate Data Aggregator counted 51 new listings and 35 pending sales in the three months ending August 31, 2026. More homes are coming to market than are going under contract. That gap is the core of this story.

In short
  1. Inventory in ZIP 57069 more than doubled in a year.
  2. Homes are taking longer to sell, and sellers are getting a little less than asking.
  3. Prices are still up slightly.
  4. Buyers have more room to compare.
  5. Sellers need to price with care.

One last thing. These numbers cover whole ZIP codes. One street can read very differently from the ZIP code average. If your home is on the edge of 57069, or in one of the smaller surrounding codes, your picture may not match these totals at all.
