Here is the number that changes what you should do right now. The Real Estate Data Aggregator counted 175 new listings in ZIP 51106 in the three months ending August 31, 2026. That is up 31.6% from the same months of 2025. More competition for sellers, more options for buyers.

You might expect that flood of listings to slow things down. It did not, much. The Real Estate Data Aggregator shows the median days on market in ZIP 51106 was just 14 days. That is only 1 day longer than the same period in 2025. Homes are still moving.

Meanwhile, Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. CNBC reported the average 30-year fixed rate was 7.41% as of October 21, 2026. That is real pressure on buyers. Yet 51106 kept selling.

Sellers still got nearly full price

The Real Estate Data Aggregator put the average sale-to-list ratio in ZIP 51106 at 98.9%. That is up 0.5 points from 2025. Sellers did not have to give much ground, even with more homes to compete against.

About 32.3% of homes in ZIP 51106 sold above list price. That is up 14.1 points from the same period in 2025. Nearly 1 in 3 sellers got more than they asked. That is not a small thing.

Speed matters too. The Real Estate Data Aggregator found that 45.4% of homes in ZIP 51106 went under contract within two weeks of listing. That share was up 1.3 points from 2025. Nearly half of all homes found a buyer inside 14 days.

How the rest of the market looked

Akron's ZIP 51001 stands out. The Real Estate Data Aggregator shows the median days on market there dropped 44 days compared with 2025. That is a big shift. The sale-to-list ratio hit 100.6%, and 38.5% of homes sold above list price, up 28.5 points from 2025. Prices dipped 5.2%, but demand clearly picked up.

Sergeant Bluff's ZIP 51054 is a different picture. The Real Estate Data Aggregator counted 8.2 months of supply there. That is the most of any ZIP in this market. Half of homes still sold above list price, which is encouraging. But with 16 homes for sale and only 6 sold, sellers there have more patience ahead of them.

The wider picture: rates are real, but so is local demand

Realtor.com reported mortgage rates topped 7% for the first time since January 2025. CNBC reported that mortgage purchase applications fell 7% for one week and were 18% lower year over year as of October 21, 2026. Nationally, CNBC also reported pending home sales dropped 7.3% from August and were down 11.3% year over year in September.

Those are national numbers. ZIP 51106 ran its own race. The Real Estate Data Aggregator counted 119 pending sales there in the three months ending August 31, 2026, up 7.2% from 2025. Local buyers kept moving even as rates climbed.

What this means if you own a home here

More listings in ZIP 51106 means more competition. That is honest. But 14 days to a contract and a 98.9% sale-to-list ratio say pricing well still works. Real estate loves to keep us humble, but the numbers here are not gloomy.

One thing to remember: the Real Estate Data Aggregator covers whole ZIP codes. One street can read very differently from the ZIP around it. A block with newer homes, or one closer to a school or park, can move faster or slower than the ZIP average.

In short
  1. ZIP 51106 added 31.6% more new listings yet still sold 124 homes in 14 days at nearly full price.
  2. Rates above 7% are real, but local buyers kept moving.
  3. Price it right and the market rewards you.
  4. Price it wrong and you join the growing pile of homes sitting on the shelf.
