More choice has arrived in one busy part of the market
Here is the number that changes things most for sellers right now. The Real Estate Data Aggregator counted 103 homes for sale in ZIP 51106 during the three months ending August 31, 2026. That is up 66.1% from the same period a year before. Buyers have real options now. That means your price and your prep do the heavy lifting.
Rates are adding pressure too. Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. That raises a buyer's monthly payment. It does not stop sales, but it does make buyers pickier about price.
ZIP 51106: busy, and getting more competitive
Even with more homes to choose from, ZIP 51106 is moving. The Real Estate Data Aggregator counted 124 homes sold in the three months ending August 31, 2026. That is up 12.7% from a year before. The median sale price came in at $247,250, up 4.7%.
Nearly half of homes in 51106 went under contract within two weeks. The Real Estate Data Aggregator put that share at 45.4%. And 32.3% of homes sold above list price, up 14.1 points from a year ago. So well-priced homes are still drawing strong offers.
The rest of the market, ZIP by ZIP
The picture is not the same everywhere in Sioux City, Akron and Sioux Center. Here is a quick look across all five ZIP codes for the three months ending August 31, 2026, per the Real Estate Data Aggregator.
A few things worth noting by area
ZIP 51108 had a big price jump. The Real Estate Data Aggregator put the median sale price there at $275,000, up 48.6% from a year ago. Sales were up 26.7% too, with 19 homes sold. Homes took a median of 25 days to sell, which is 13 days longer than a year before. Not every home sold fast, but the price trend was strong.
ZIP 51001 saw prices dip a little. The Real Estate Data Aggregator put the median at $199,000, down 5.2% from a year ago. But homes sold fast: a median of 16 days, which is 44 days shorter than a year before. And 38.5% of homes sold above list price, up 28.5 points. Fewer homes were for sale, down 55.6%, which kept competition real.
ZIP 51054 had just 6 homes sold, but half of them sold above list price. The Real Estate Data Aggregator put months of supply at 8.2, the highest in this market. That means sellers there have more competition from other listings. ZIP 51109 had the slowest pace, with a median of 32 days on market and 3.4 months of supply.
What the wider picture adds
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month to month, prices rose 0.3% in July, seasonally adjusted. That is a slow and steady national trend.
CNBC reported that Fannie Mae forecast the average 30-year fixed mortgage rate at 7.4% for the fourth quarter of 2026, and 7.5% for all of 2027. CNBC also noted that pending home sales were down 8.5% year over year in September, per Zillow. Rates at this level tend to slow decisions, not stop them.
- ZIP 51106 has more homes for sale than it did a year ago, up 66.1%, and rates just crossed 7% again per Realtor.com.
- Buyers have more to compare.
- Sellers who price well are still getting close to list, and some are getting over it.
- The market is active across all five ZIP codes, but each one reads differently.
One more thing: the numbers above cover whole ZIP codes. One street can read very differently from the ZIP around it. The three months ending August 31, 2026 tell a real story, but your block may have its own.
